Service Charge Appraisals

The service charge appraisals we prepare for our clients are bespoke to each property and reflect their unique characteristics. Upon receipt of a full set of plans and accommodation schedule, we can prepare a full costed appraisal for the maintenance of the communal areas of a development.

Each appraisal will include full budget commentary, assumptions and service charge benchmarking analysis; they can be further fine-tuned once additional documents, such as template plot leases, access strategies and waste management strategies, are available.

Project, Design and Development Team Meetings

In order to ensure that the service charge costings and communal estate management regimes are accurate throughout the development period, it is essential that members of the Livingcity team periodically attend full design team meetings when providing consultation for a scheme.

The associated fee structure would be tailored to meet the unique characteristics of each individual scheme and to reflect the differing levels of service required.

Tenant Handover and Aftercare

Following completion of the plot sales in a new-build development and resident move-in, a critical element of the customer journey is aftercare management and the administration of defects and snagging. Clear communication with tenants within the scope of the build contract and warranty policies is an essential element of any high quality aftercare service.

We can provide on-site representation and/or remote resident assistance as part of our customer care package.

Homeowner Manuals

Through Stone’s Throw Creative Solutions, Livingcity Group’s own design company, we can create an original homeowner manual for a new building, bespoke, unique and designed around the style and location of the development.

The homeowner manuals can be tailored to the preferences of the client and form part of a quality professional tenant liaison service package that the Group offers to developers who wish to provide incoming leaseholders with a particularly high quality of service delivery.

The Web Portal

Communication is absolutely central to our business.

Livingcity operates a dedicated individual web portal service for each of our residential developments. The service is free, secure and private, providing a platform for the residents and non-resident owners of each development to communicate both with each other and with Livingcity, and for Livingcity to contact the tenants and sub-tenants in the properties they manage.

Our concept creates a virtual community, enhancing the core estate management service and strengthening stakeholders’ sense of place.


Due to client demand over the past few years, we have created a standalone design and web services company, recently rebranded and launched as Stone’s Throw Creative Solutions Ltd.

Our team of designers, qualified and experienced in numerous fields including graphic design, web design, illustration and animation, work to briefs set not only by our clients and colleagues in the property industry, but also by external clients entirely removed from our usual business.

The team can assist with a variety of requests, from designing unique logos and constructing a brand, to coordinating print and production of literature, flyers or business cards, creating brochures, posters and banners, and assisting with a company’s online presence.
